Indian investors have once again overtaken UK investors to become the most active national group of buyers. Apart from Indians, Dubai's real estate market is beginning to attract increasing interest from American investors. “The five-year multi-entry visa has opened up new investment opportunities in Dubai, further attracting Indian investors,” said Diwakar Raj, managing partner of Foremen Fiefdom, a leading real estate services company in Dubai. He added that Dubai has also recently attracted growing interest from American investors, increasing demand for residential real estate, especially in the luxury segment. According to Raj, an influx of investment from Russian, British and Indian investors caused a nearly 50 percent rise in luxury home prices in the months leading up to June. The Dubai property market continues to attract the attention of international investors from around the world due to its reputation as a land of opportunity and prosperity.

Indians became the largest national investor group in Dubai in the first quarter, ahead of the British, according to the recent Betterhomes Residential Market Report. This demonstrates the city's continued attractiveness to global investors. According to industry experts, rising rental rates, a thriving home sales market and the attractiveness of the villa market are some of the key factors attracting Indian investors to Dubai. They predict that rising Indian investment will increase demand for real estate, especially for long-term or investment purposes. Demand and prices are expected to increase, especially in regions popular with Indian travelers and boasting famous landmarks and cultural sites.
Raj noted that established areas with large expat communities, such as Bur Dubai and Jumeirah Village, could also get a boost as they are known for their significant Indian population and well-developed infrastructure.
